Progress Report: With more than 150 units pre-leased, Ballpark Village apartment tower opens model unit
The St. Louis Cardinals and development partner Cordish Cos. have opened a model unit at their $120 million, 297-unit Ballpark Village apartment tower as the multifamily project inches closer to completion.
The developers will start offering hard hat tours of One Cardinal Way’s model unit on Tuesdays and Thursdays at 10:30 a.m. and 1:30 p.m. The tours will be open to those who have already leased apartments as well as individuals interested in renting a unit.
One Cardinal Way’s model is a two-bedroom, two-bathroom apartment on the building’s eighth floor. The tower plans to open more model units in the coming weeks, said Marnie Sauls, executive director of residential management at Cordish.
The roll out of the model unit comes as the project nears completion, with plans to open the apartments this summer. Cardinals President Bill DeWitt III said the 29-story apartment tower is targeted to open in June.
“For the most part, all the units are built up and they’re just finishing out the interiors,” he said.
It's expected that full occupancy of the tower will take several weeks to complete, with about a handful of units moving in per day once the facility opens. The apartment tower is currently 55% pre-leased.
“That’s really a good number given the fact that we’re several months away from opening,” said DeWitt III.
Most of the remaining units available are one-bedroom apartments, Sauls said.
One Cardinal Way is part of the 700,000-square-foot phase two expansion at Ballpark Village that also includes a Class A office building, a three-story retail building and a Live! by Loews hotel.
The apartment project will be the final major component to open in the $260 million expansion. Other major features have opened in a staggered timeframe. Tenants of the project's 11-story office building began moving in during the fall and Onelife Fitness, which anchors the expansion's three-story retail pavilion, opened earlier this year. The Live! by Loews hotel began operations Feb. 26.
